According to the Transfer of Property Act, if a tenant has been living in a house for 12 years or more, then along with taking possession of the property, he may also have the right to sell the property.

In simple language, if the tenant has adverse possession of the house then he can easily take possession of the property. Under adverse possession law, the landlord can also go to court against the tenant if he wishes.

What is necessary for the landlord to do?

The landlord’s house may be in possession under adverse possession due to a small negligence. Therefore, you have to take special care that along with giving the house on rent, you must get the tenant to sign the rent agreement.
